Client is seeking to quiet title to her land. In January 2007, client was conveyed a quitclaim deed. The deed purports to convey one city lot of land to client, for which she paid a $4,900.00 down payment. In April, client was approached by another party claiming to have received the property through a tax sale in 2004. (I
